Condohotel, Aparthotel or Investment Apartment? Similarities and Differences

Condohotels, aparthotels and investment apartments are often lumped together, because from a guest's perspective they look very similar. Modern interiors, a kitchenette, a wellness zone, the option of a short stay and an attractive location. The problem is that for an investor these are three completely different models – in terms of ownership, costs and freedom to use the property. So if you are planning to invest in apartments, or looking for a place that both works for you and offers the comfort of a private stay, it is worth understanding these differences well.

Condohotel or aparthotel? The holiday-property market under the microscope

Condohotel – you invest in a unit, but operate within a hotel system

"Condo" is a model in which the investor buys a specific room or apartment, but the whole property operates like a hotel. The owners of the individual rooms are private investors, while short-term rental is managed by an operator.

It is the operator who is responsible for:

  • guest service,
  • marketing,
  • cleaning,
  • reception,
  • managing the property,
  • often also the spa and restaurants.

For many people this is an extremely convenient solution, because it takes the entire burden of managing the rental off their shoulders. The challenges arise, however, once we begin to analyse the costs and formal restrictions. In the condohotel model, the investor fully shares in the costs of maintaining the entire hotel infrastructure, gives a significant share of the revenue to the operator, and their private owner's stay is usually strictly limited by the contract.

Hence the actual profit – after deducting fees, taxes, contributions to the renovation fund and the operator's commission – is often considerably lower than the declarations in marketing brochures. While it is true that condo investments can generate returns of 6–8% gross, once all expenses are added up the final net profit often comes in at between 3 and 6%.

Aparthotel – a larger apartment with a more "homely" character

An aparthotel very often looks similar to a condohotel, but usually offers larger apartments and a more functional layout. Besides a bedroom there is a living room, a kitchen or kitchenette, more floor space and a more homely interior. That is why families with children, remote workers and guests planning a longer stay often choose aparthotels.

The difference may also concern the ownership structure itself. An aparthotel more often belongs to a single owner or a single entity managing the entire building. As a result, communication, the standard of service and management tend to be more consistent.

From an investor's perspective, however, an aparthotel still remains a property geared mainly towards renting. This is an important distinction, because many people today are looking not only for a source of income but also for a place of their own.

The investment apartment – greater freedom and full ownership

And this is where the third option comes in: the investment apartment with its own land and mortgage register (a separate title).

It is a model that gives the investor far greater control over the property. You buy a specific unit outright and can:

  • decide on renting it yourself,
  • use the apartment whenever you want,
  • sell it at any time,
  • pass it on to family,
  • change the rental operator,
  • treat it as a second home.

This is a very big difference compared with the classic condo system.

More and more investors today are looking for exactly this kind of solution – a property that can earn money while at the same time offering private comfort and a sense of security. In the mountains or in wellness towns in particular, an apartment ceases to be solely a rental product and becomes part of a lifestyle.

Condohotel or investment apartment? The biggest difference is control over the unit

At first glance the two models may seem similar, but in reality the differences between them are enormous.
In a condohotel:

  • the investor operates within a hotel system,
  • bears the costs of maintaining an extensive infrastructure,
  • has limited influence over how the property functions,
  • often has to defer to the operator,
  • has limited stay options, usually up to 14 days outside the high season.

An investment apartment, by contrast, gives:

  • its own land and mortgage register,
  • full ownership,
  • greater freedom to rent,
  • the possibility of unlimited private use,
  • more predictable costs.

This is precisely why investors today increasingly look beyond just floor area or a declared rate of return. Comfort of use, the safety of capital and the ability to use the property for many years also matter.
